During the design phase we work with you and your family to get a sense of the home style, location, timeframe and budget as a place to start. We then begin the process of putting ideas to paper with preliminary designs and a site analysis to examine how your home site will work with specific home designs and features.
Your input and inspiration are the most important elements in the design phase. We provide the professional architect, designer and builder while you provide the inspiration. We will work together to build your dream home within the budget that you establish.
In the preliminary drawing phase, the architect and builder will review with you the front elevation and floor plans of your new home. We recommend taking a week or more to review the plans on your own. We will then meet to discuss any changes and the architect will start on a new drawing with the revisions or start the construction drawings.
We maintain an extensive list of vendors and showrooms from which you can make your selections for everything from countertops to flooring to fixtures. We provide you with a detailed list of companies that we feel will best meet your needs. And we remain available to assist in your selections in any way you like. These pre-selections start once the preliminary drawings are finalized and the architect starts on the construction drawings. This phase is imperative to have a better idea on what you expect to see in your new home and allows our team to provide the most accurate proposal for you new home.
Detailed drawings and specifications are prepared to ensure accuracy. This process also allows us to obtain competitive bids from subcontractors and to ensure that every detail is executed as planned. We will work with you to set priorities, and understand costs so that there are no surprises only satisfaction.
Once the construction drawings are completed, we begin gathering pricing information and prepare a detailed proposal that includes every cost incurred to build your dream home. Once completed we then present this proposal to you for review and can adjust as needed. At this time, we will also handle the paperwork needed to satisfy the legal and financial considerations. We work with you to make sure you understand every facet of the contract.
This can be a daunting part of the process for many customers. We can help you select a lender that is right for you, and help lead you through the construction lending process so you know and understand exactly where your money is going. We’ll also help you think through additional things like whether or not to add a contingency fund for change orders to your construction loan, and how much it should be. We bring our considerable experience to bear to help make this part of the process as smooth as possible for you.

We do much more than just hand you the keys. Your final walk through is a thorough inspection of your new home when we can check to make sure every detail is picture perfect. If anything is out of place or needs re-touched we will create a detailed punch list and address each issue in a timely manner. This will also be the time when we educate you on the use and care of your new home including heating and cooling equipment, electrical, alarm systems, and sprinklers. Every feature in your home will be reviewed.
